Stay NJ Payments Are Finally About to Arrive for Homeowners and Renters

For months, the question has been simple: when does the money actually show up?

For thousands of New Jersey residents waiting on relief from rising property taxes, the answer is now close. Payments from the state’s Stay NJ program are expected to begin rolling out next week, starting Monday, according to state officials.

For eligible homeowners and renters, that timing is more than a bureaucratic milestone. It’s real money, arriving at a moment when fixed incomes are being stretched by everything from housing costs to utilities to food.

The Stay NJ program was created to ease the property tax burden for older residents—particularly those who have lived in their homes for years and are feeling the pressure of costs that keep climbing even as incomes stay flat. Under the program, qualifying homeowners can receive reimbursement for half of their property tax bill, up to a capped amount.

For 2025, that cap was $6,500.

Eligibility is tied to both age and circumstance. Homeowners must be at least 65 years old, or disabled, and must have owned and lived in their home for the entire year. Income must fall below $500,000, and the program also applies to homeowners who make payments in lieu of traditional property taxes to their municipality.

Renters are included as well, recognizing that property taxes don’t disappear just because someone doesn’t own their home — they often show up indirectly in rent. Mobile homeowners, however, are not eligible for the Stay NJ benefit itself, though they may qualify for other programs.

One of the quiet shifts with Stay NJ is how it fits into the broader landscape of senior relief programs. Residents who qualify can apply for both Stay NJ and Senior Freeze through a single application, rather than navigating multiple systems. The deadline to apply for this year’s benefits isn’t until November, but the first wave of payments is what many have been waiting to see.

Next week’s rollout is just the beginning. The state plans to move Stay NJ payments to a quarterly schedule starting in early 2026, offering more predictable relief throughout the year rather than a single lump sum. For seniors budgeting month to month, that predictability may matter as much as the amount itself.

In a state with some of the highest property taxes in the country, Stay NJ represents the most direct attempt yet to blunt that impact for older residents—particularly those who want to remain in their homes rather than being priced out of them.

For now, the focus is simpler. After months of waiting, the payments are expected to start arriving. For many households, that arrival will feel less like a policy success story and more like a long-delayed exhale.
