If something’s shown up in your mailbox this month that looks a little too official to toss without opening, don’t. New Jersey’s Division of Taxation started sending out ANCHOR confirmation letters on August 10, and depending on what yours says, you might be on autopilot toward a payout, or you might have real homework to do before a deadline hits.
What Is ANCHOR?
ANCHOR stands for Affordable New Jersey Communities for Homeowners and Renters. It’s a property tax relief program for New Jersey residents who own or rent their main home in the state and meet certain income limits. This year’s benefit is based on residency, income, and age from 2025.
What to Look For
If you’re under 65 and not collecting Social Security disability or Railroad Retirement disability: The letter you’re getting now isn’t proof anything’s been filed yet, it’s a heads-up. The state plans to auto-file your 2025 ANCHOR application on September 15, based on last year’s filing, and if you got last year’s benefit by direct deposit, they’ll use that same banking info again. You don’t need to do anything unless something’s changed.
If you’re 65 or older, or you collect Social Security disability or Railroad Retirement disability: The state does not auto-file for this group. You need to apply now using Form PAS-1, the combined application covering ANCHOR, Senior Freeze, and Stay NJ, even if you’re not sure you’ll qualify for all three.
Need to update your banking info, want a paper check instead, or aren’t eligible for the property on your letter? You’ll need to file your own application by September 15. That means going to the state’s property tax relief portal, selecting the right option, and having your Social Security number or ITIN and birth year ready (plus your spouse’s, if applicable).
Didn’t get a letter at all? You’re not automatically out of options. Once online filing opens, you can file electronically, or wait for a paper version to become available by mail.
