Renting in New Jersey isn’t cheap, and everyone knows it. The statewide median rent sits at $2,630 per month heading into spring 2026, according to a Realtor.com analysis. And in many of the state’s most desirable areas, that number skyrockets well above $3,000. But affordability hasn’t vanished entirely.

Across the Garden State, there are communities where renters can still find real value. And because of New Jersey’s density and size, you’re never too far from a major market or the transit to take you there.

Here are 10 towns and cities across New Jersey where rent is still (somewhat) affordable.

Lakewood – Median Rent: $1,925/mo

The most affordable rental market on this list, Lakewood comes in more than $700 below the statewide median. It’s one of the fastest-growing communities in New Jersey, offering transit connections and density. What’s more: Lakewood keeps building, so the supply is there to keep rents reasonable.  

Camden County – Median Rent: $2,039/mo

This isn’t a specific community, but Camden County as a whole offers some of the most competitive rents in the state. The median rent in Camden County sits nearly $600 below the statewide figure. The area covers a wide range of communities—from suburban Gloucester Township to areas closer to Philadelphia—giving renters flexibility in both price and lifestyle. South Jersey has a real advantage when it comes to affordability. 

Trenton – Median Rent: $2,150/mo

New Jersey’s capital city remains one of the most undervalued rental markets in the state. Direct NJ Transit rail access to both New York Penn Station and Philadelphia makes Trenton a compelling option for commuters. For renters willing to bet on the city’s ongoing redevelopment, the value proposition is hard to ignore. And for government employees working out of the Capitol, it’s a no-brainer. 

Newark – Median Rent: $2,200/mo

New Jersey’s largest city also comes with some of the most reasonable rents. At $2,200 per month, Newark is significantly more affordable than neighboring Jersey City ($2,700) and Hoboken, while offering the same proximity to New York City. With real investment pouring into Newark’s neighborhoods—and a redevelopment boom—renters are increasingly turning to Newark when neighboring cities get too pricy. 

Atlantic City – Median Rent: $2,200/mo

Tied with Newark on monthly rent, Atlantic City offers a different kind of value—coastal living at a fraction of what you’d pay elsewhere on the Jersey Shore. The city is not what it once was decades ago, but there’s a real effort being put into its redevelopment. It’s brought new energy to certain neighborhoods, and for renters open to an urban beach lifestyle, the price is hard to beat—if you’re willing to bet on it. 

Passaic – Median Rent: $2,200/mo

Tied with Newark and Atlantic City on monthly rent, Passaic is one of the most affordable cities in North Jersey for renters. Situated along the Passaic River with easy access to Route 21 and NJ Transit, it’s a practical option for commuters priced out of neighboring towns like Clifton.

Paterson – Median Rent: $2,237/mo

New Jersey’s third-largest city offers one of the more affordable rental markets in Passaic County. Paterson has direct NJ Transit bus and rail connections, a dense housing stock, and a median rent that comes in well below the statewide figure. For renters who want urban energy and commuter access without the price tag, Paterson delivers.

Manchester – Median Rent: $2,300/mo

Spacious, suburban, and close to the Shore, Manchester Township offers renters a slower pace of life without straying far from the coast. At $2,300 per month, it’s a strong option for those who want proximity to the Jersey Shore without the usual price tag. 

Woodland Park – Median Rent: $2,400/mo

Woodland Park sits in a sweet spot: affordable relative to some of its neighbors, with a more suburban feel than nearby Paterson and Passaic. At $2,400 per month, it comes in below the statewide median, and its proximity to major highways makes it a solid commuter option for both New York and North Jersey job centers. All things considered, Woodland Park is an option that gives renters a bit of a mix of everything. 

Egg Harbor – Median Rent: $2,475/mo

Egg Harbor remains one of South Jersey’s more affordable rental options. Located in Atlantic County, it offers suburban calm, reasonable commute access, and a median rent that still comes in well below the statewide figure. For renters looking to plant roots in the region without breaking the bank, it’s worth a look.
