Five New Jersey suburbs just landed on a list of America’s wealthiest. And one of them is brand new to the ranking.
MoneyLion’s 2026 study of America’s wealthiest suburbs, using U.S. Census and Zillow data, placed five New Jersey towns among the nation’s top 50 based on average household income.
Here’s how each one stacked up.
Westfield – No. 30
Westfield is no stranger to this type of ranking. The Union County suburb is located right in the heart of the Rahway Valley—a popular location for wealthy NYC commuters who are looking to relocate to the serenity of the suburbs.
Average household income: $306,889 (up 3.2% year-over-year)
Average home value: $1,315,940 (up 8.4%)
Summit – No. 32
Summit has it all. Good restaurants, beautiful homes, and the incomes to match the luxurious feel. Like most on this list, it’s a popular destination for NYC commuters. Summit real estate comes with a steep price tag and an ultra competitive market.
Average household income: $306,473 (up 0.7%)
Average home value: $1,455,811 (up 11.4%—the steepest home value jump of any New Jersey suburb on the list)
Tenafly – No. 33
It wouldn’t be a list of New Jersey’s wealthiest without an entry from Bergen County—and Tenafly is certainly no surprise. The borough borders other wealthy towns like Alpine, Englewood, and Cresskill, with New York City just a stone’s throw away.
Average household income: $306,119 (essentially flat year-over-year)
Average home value: $1,331,396 (up 6.4%)
Princeton – No. 47
Home to one of the top-rated universities in the entire world, Princeton is new to the list this year—one of just five new suburbs to crack the top 50 nationally in 2026. Princeton is known for its gorgeous architecture and happening downtown.
Average household income: $275,137 (down 1.3%)
Average home value: $1,057,480 (up 3.2%)
Ridgewood – No. 48
One more for Bergen County, Ridgewood makes the list yet again. The commuter hub sits a bit further out of New York City than its fellow Bergen entry on this list, making it an ideal location for those looking to escape the hustle and bustle of city life—without leaving it behind fully.
Average household income: $273,185 (down 5.4%, the steepest income drop among NJ’s five suburbs)
Average home value: $1,238,821 (up 8%)
How New Jersey Compares
For context, the nation’s overall wealthiest suburb remains Scarsdale, New York, with an average household income of $612,591—nearly double what any New Jersey suburb on the list reported.
Still, all five Garden State towns posted average home values north of $1 million, reflecting New Jersey’s persistently high cost of homeownership even outside the top tier of national wealth.
